In 2017, SPA was commissioned to design South Banks at Suttree Landing Park, a mixed-use community that is located along the south waterfront of the Tennessee River. The project engages the heart of Suttree Landing Park and has generous views of the river and the downtown Knoxville skyline.
Given that the site is located within the context of the Old Sevier neighborhood fabric, South Banks was not designed as a single mega-structure that maximized volume, rather it was designed as series of low-slung structures that fit within the scale of the surrounding residential fabric. As a network of 3-story mixed use and multi-family residential structures, South Banks offers relief in massing along Waterfront Drive and porous access to the Suttree Landing Park while concealing parking at the center of the site and beneath residential structures and tucked into the slope that forms the south edge of the site.
The design integrates residential amenities that include community spaces, a swimming pool and a rooftop deck. Buildings located at the urban corners of the site offer commercial space to cultivate activation along Suttree Landing Park.
