This project is designed to maximize the density of a tight 0.3 acre site in the Bearden Village area.  The district is home to an eclectic mix of residential space, traditional suburban development, and dense multi-family development.  The district was targeted for redevelopment by the City with a plan which called for increased density and walkability for the surrounding neighborhoods.  Early design studies focused on parking as regulations including required spaces would help establish the maximum density on the site.  The primary form of the building is pushed against a zero lot line on the eastern edge to allow for a double row of parking.  The final proposal included a covered parking area tucked beneath an open office work space which allowed for an increase in building area.

The building positions itself between two open spaces, the north garden serving as the primary public entry and the south garden providing private access to offices on the upper and lower level.  The interior includes a double height entry space which unifies upper and lower level office and an open workspace. The massing of the building includes a brick base housing circulation and service volumes along the western property edge with a cypress rain screen cladding the upper levels.  This rain screen extends down to the ground to conceal the covered parking space. This cladding also partially conceals a painted steel structure which is expressed as a datum along the perimeter of the building at the second floor level and along the top edge of the continuous glazing found at the open workspace.  East-facing offices and service spaces access light from a set of east-facing clerestory windows along the main circulation datum which is punctuated by a steel shroud with full height glazing projecting 2’ beyond the face of the building on the north and south sides.
